Rob Wise spent the first two decades of his working life in civil engineering, town planning and property development. He designed structures, assessed sites, worked on subdivisions and developments, and spent years understanding how property is built, valued and approved — long before he ever thought about financing it.

That background gave him something most mortgage brokers don’t have: a genuine understanding of what property is worth and why, how development decisions affect value, and how to read a site, a contract, or a construction risk in a way that goes beyond what a valuer’s report tells you.

But it also meant that when Rob started buying investment properties himself, he was making decisions that most brokers couldn’t fully advise on, because they hadn’t been in the same room.

Rob’s first investment property was a carefully planned strategy. It wasn’t a decision made with incomplete information, like most first investment purchases. What it taught him was that the lending decisions you make at the start of a portfolio, which lender, what structure, IO or P&I, how the security is held. These don’t just affect this purchase, they affect everything that comes after it. The same goes for the property selection itself.

Over the following years, Rob built his portfolio to over $5.5M. He refinanced when the structure stopped making sense. He accessed equity to fund new purchases and learned firsthand how to do it in a way that keeps the tax deductibility clean and the securities separate. He bought within a trust and navigated what that means for lenders who don’t understand it. He hit serviceability walls and found his way around them.

He made some of those decisions the hard way. With the wrong structure. With a broker who was thinking about the transaction rather than the portfolio.

That experience is the reason Wiser Home Loans exists.

By the time Rob completed his Certificate IV in Finance and Mortgage Broking alongside his MBA, he’d already been on the client side of every conversation he now has with borrowers. He knew what it felt like to receive advice that was technically correct but missed the point. He knew what it felt like to wish someone was thinking about the next five years, not just the next settlement.

He started Wiser Home Loans on the Gold Coast because he wanted to be the broker that he wished he had when he was starting out. One who understands the whole picture, who structures lending with the long view in mind, and who tells clients the truth. Even when the truth is “stay where you are.”

That’s still how he works.

Because Rob has built a portfolio himself, his default question isn’t “can I get this approved?” It’s “how does the structure of this loan affect what you can do next?” He looks at your full lending position before making a recommendation. Like which lenders you’re already with, how your loans are held, what your loan-to-value ratios look like and builds his recommendation around where you’re trying to get to, not just where you are today. 

Investors who have worked with other brokers often tell Rob this is what they notice first: that someone is finally thinking about the whole picture, not just the transaction in front of them.

Rob holds a Graduate Diploma in Property Valuation and Development alongside his engineering qualifications. He understands how properties are valued, what drives or suppresses value in a given location, and how development potential, construction quality and site characteristics affect lender appetite.

This isn’t financial or investment advice — Rob is clear about that boundary. But it means that when you want to talk through a specific property before you buy it, or when you’re trying to understand why a lender’s valuation came back lower than the contract price, Rob can have a more informed conversation than most brokers are equipped to.

Rob has accessed equity the wrong way and the right way. He’s dealt with cross-collateralisation and untangled it. He’s been through interest-only period expiries, trust structure lending, serviceability limits, and the paperwork that follows a refinance on a multi-property portfolio. He’s made the expensive mistakes and the smart ones.
 
When a client comes to him with a complex situation, like tight serviceability, an unusual income structure, an existing portfolio that needs restructuring before the next purchase. Rob isn’t reading from a script, he’s drawing on the same decisions he’s made himself backed with real industry and product knowledge.

Not every client who comes to Rob is ready to proceed. Some have borrowing capacity that needs improving. Some have a loan structure that needs addressing before the next purchase makes sense. Some are better served by waiting six months and building their savings history than by stretching to a loan that limits their future options.

Rob will tell you this clearly and specifically. He’d rather give you a useful 30-minute conversation that results in a “not yet” than put you into a loan that doesn’t serve your long-term position. Clients tend to come back when the timing is right, and to refer others in the meantime, because of that honesty.
